1,824 homes closed here in 2025, second only to Fort Lauderdale in Broward. Hollywood was laid out as a single plan in 1925 and it still behaves like one — a beachfront with a promenade instead of a road, a lake district on a deliberate grid, and a rental rule that stops at the city line.

What changes at the Hollywood city line

The auction, the deposit and the deed tax are Broward's and do not move when you cross into Hollywood — they are on the county page. What moves is whether you are allowed to rent the thing by the week, what the beach frontage actually is, and how big the association behind a condo door turns out to be.

Short-term rentals are a city question, and Florida made sure of it
Fla. Stat. § 509.032(7)(b) bars a local government from prohibiting vacation rentals or regulating how long or how often they are rented — but it exempts any ordinance adopted on or before 1 June 2011. That single grandfather clause is why the answer changes from one South Florida city to the next instead of being uniform across the state, and why a county page can never answer it. Hollywood runs its own vacation-rental registration programme with its own requirements. Underwriting weekly income on a Hollywood address without reading the city's current rule is guessing.
The beachfront has a promenade where other cities have a road
Hollywood's oceanfront is fronted by the Broadwalk, a pedestrian path, not a coastal highway. That single design decision from the original plan changes everything a buyer cares about on that strip: no drive-up frontage, parking that is a municipal problem rather than a private one, service and delivery access from the rear, and a wall of foot traffic past the ground floor at all hours. It is the reason Hollywood Beach product prices and rents unlike the beach product two towns north.
Laid out in 1925 as one plan, which is why the grid is strange
Hollywood was platted as a designed city rather than grown outwards from a landing, and the original layout — the lake district, the circles, the boulevards running dead straight from the ocean to the western edge — is still the street map. Practically: lot dimensions repeat in long runs, so a comparable three streets over is genuinely comparable; and the oldest housing stock sits in concentrated bands rather than scattered, so a single roof-and-plumbing era can describe a whole neighbourhood.
Small buildings, small associations, and that is the reserve problem
Much of Hollywood's condo stock is low- and mid-rise rather than tower, which sounds reassuring and is not. Florida's structural integrity reserve study regime lands hardest on small associations: the same engineering report, the same reserve obligation, spread across twenty or thirty owners instead of two hundred. A special assessment that a large oceanfront tower absorbs can be a five-figure bill per door in a small Hollywood building. Read the reserve study and the last two years of minutes before you value the unit, not after.
Historic designation reaches into the neighbourhoods, not just downtown
Hollywood designates historic districts and individual properties, and the designations cover residential streets as well as the commercial core. Inside one, exterior work goes through the city's historic preservation review before a building permit issues. That is a calendar step and a materials constraint that a renovation budget built off a non-designated comparable will not contain.
One city, ocean to inland, and the flood picture is not one picture
Hollywood runs from the Atlantic across the Intracoastal and west past the interstate. A barrier-island condo, a lakes-district single-family and a west-side house are in the same city, on the same millage, under the same building department — and in completely different flood and elevation situations. Do not carry a flood assumption from one part of Hollywood to another; pull the elevation certificate for the specific address.

There is no Hollywood median price, price per square foot or days-on-market figure on this page, and no millage rate. The only price figure we can source cleanly is the county one — Broward closed 2025 at a $620,000 single-family and $269,000 condo median — and that is a Broward number, not a Hollywood number. Presenting it as one would be tidy and dishonest, and on a city that spans a barrier island and an inland grid a single median would mislead even if we had it. The millage is a stack of county, school, city and district rates reset each September at the TRIM hearing; a rate typed into a page goes stale within the year and nobody returns to correct it. Can I run a short-term rental in Hollywood, Florida?

That is a city question and it has to be answered by the city. Fla. Why does Hollywood Beach property behave differently from other beachfront?

Because the ocean frontage is a pedestrian promenade rather than a road. The Broadwalk was part of the original 1925 plan and it is still there, which means no drive-up frontage, parking that is handled municipally rather than on the lot, service access from the rear, and constant foot traffic past the ground floor. That changes ground-floor commercial value, it changes what a short-term guest experiences, and it changes the maintenance burden on the building. Beach product here does not price off beach product in cities where a highway runs between the buildings and the sand.

Is a small Hollywood condo building safer than a tower?

Not financially. Florida's structural integrity reserve study obligations apply regardless of how many doors are behind them, so a twenty-unit association pays for the same engineering and funds the same reserve across a fifth of the owners a hundred-unit building would have. The per-door number is what gets people. Much of Hollywood's stock is low and mid-rise, so this is the local version of the statewide condo problem: read the reserve study, read the last two years of board minutes, and find out whether an assessment has been voted, discussed or merely postponed before you price the unit.

How is Hollywood different from Fort Lauderdale for a buyer?

Not on the auction — both are Broward, and the county runs the sale identically in both. The differences are municipal. Hollywood is a planned city from 1925 with a repeating grid, a pedestrian beachfront and its own vacation-rental registration programme; Fort Lauderdale is the county seat with a canal-and-finger-isle waterfront and its own seawall standards. Different building departments, different historic review, different rental answer. Anything you learned about the process in one city still applies in the other; anything you learned about the rules probably does not.

Does a Hollywood historic designation affect a renovation?

Yes, and it reaches further than people expect — the city designates residential districts and individual properties, not just the commercial core. Inside a designation, exterior work goes to the city's historic preservation review before a building permit is issued. Budget for the extra weeks and for a narrower set of permitted materials, particularly on windows, roofing and street-facing finishes. If your renovation numbers came from a comparable on a non-designated street, they are low on both cost and time.
