Privacy policy.

This policy describes exactly what this website collects, where it goes, how long we keep it and what you can ask us to do with it. It is written against how the site actually works, not from a template.

1. Who we are and what this covers

New Level Investment RE Corp (Florida real estate license CQ1068723) ("NewLevel", "we", "us") is a South Florida real estate business serving Miami-Dade and Broward counties. This policy covers https://newlevelinvestment.com and the forms on it. It does not cover other companies' websites we link to, or the separate agreements you sign if you go on to list, buy or build with us.

We are the party that decides why and how your information is handled on this site. If a law in your state gives that role a name — controller, business — that is the role we have.

2. Information we collect

Everything below comes from you filling in a form, or from your browser as it loads a page. We do not buy lists, and we do not build profiles of you from other sources.

When you submit one of our forms, we collect:

Contact details
Your name and email address, and your phone number (required on our sell, buy, foreclosure and custom-build forms, optional elsewhere).
Property details
The property address you enter, where the form asks for one, and any listing or advisor reference attached to the page you came from.
Your answers
The multiple-choice answers the form asks for — county, budget, timeline, property type, condition, whether you want to list or take a direct offer, financing or funding, your experience, your goal, your role, and the type of project. Each form stores only the questions it actually asked.
Your message
Anything you type into the free-text message box. Please do not put financial account numbers, government identification numbers or health information in it.
Proof of consent
The exact wording of the consent checkbox you ticked, its version number, and the date and time you agreed. We keep this so we can show what you agreed to.
Marketing attribution
The page you submitted from, the site that referred you, any utm_ campaign tags in the link you followed, and advertising click identifiers when they are present in that link — gclid, gbraid and wbraid from Google, fbclid from Meta, msclkid from Microsoft, ttclid from TikTok and li_fat_id from LinkedIn. We keep these so that when a deal closes months later we can report it back to the advertising platform as a conversion, and stop paying for advertising that does not work.

If you sign up for our weekly Miami-Dade and Broward foreclosure auction shortlist, we collect:

Your email address
Nothing else is required. That form asks for email only, and it does not sign you up for calls or texts.
Proof of opt-in
The exact wording of the opt-in you agreed to, its version and the time — the same record we keep for the contact forms.
Where you signed up from
The page, the referring site and any campaign tags, as above.
An unsubscribe token
A random identifier that sits in the one-click unsubscribe link at the bottom of every one of those emails. It is kept separate from your record's identifier so that forwarding an email cannot expose anything else about you.

The site also handles a small amount of technical information automatically:

  • Your IP address, held briefly in server memory to rate-limit form submissions and block automated abuse. It is not written to our lead records and is not kept after the window expires.
  • Two anti-spam signals collected by the form itself: a hidden field a person never sees, and how long the form took to fill in.
  • Ordinary server request logs kept by our hosting provider, which include IP addresses and are retained on their standard schedule.

Until you make a choice about analytics, the only thing this site stores in your browser is the choice itself — so that we can stop asking. Accept analytics and our provider sets two first-party cookies to tell one visit apart from the next; decline, or ignore the question, and nothing else is stored at all. Our typefaces are served from our own domain, so loading a page does not tell a font provider you were here.

3. Why we use it

We use what you give us for these purposes and no others:

  • To answer your request — to prepare a valuation, send properties, talk through a foreclosure purchase or scope a build, and to reach you about it by phone, text or email as you agreed.
  • To provide the real estate services you ask for, and to carry out any agreement we go on to sign.
  • To keep the site working and safe: rate limiting, spam filtering, error diagnosis.
  • To send you the weekly foreclosure auction shortlist, if and only if you asked for it, and to let you leave that list in one click.
  • To understand which pages and campaigns bring people in, and to report closed business back to the advertising platform that produced it, so we spend our advertising budget honestly.
  • To meet our legal and professional obligations as a Florida real estate business, including keeping records of the consent you gave us to contact you.

We handle this information because you asked us to do something for you, because we have a legitimate interest in running and protecting our business, and — for calls, texts and marketing email — because you gave consent. Where consent is the basis, you can withdraw it at any time and we will stop.

We do not use your information to make automated decisions that produce legal or similarly significant effects about you.

5. Who we share it with

We share your information with a short list of service providers who run parts of this site for us. Each one may use it only to provide that service to us.

Supabase
Hosts the PostgreSQL database in the United States where your submission is stored.
Resend
Delivers our email. That covers the internal alert telling our team a new request came in — which contains your name, contact details, answers and message — and the welcome and weekly emails sent to the auction shortlist list.
Vercel
Hosts and serves this website, and keeps the ordinary server request logs described above.
OpenFreeMap
Serves the map tiles on our territory map. If you load a page with the map on it, your browser requests tiles directly from them, which means they see your IP address. They do not receive anything you typed into a form.
Karbon Agency
Our analytics provider and our customer-relationship system (karbonagency.com). It also installs the measurement tags for Google Analytics, Google Ads and Meta. Two separate things happen there. While you browse, Karbon records a masked session replay: form fields and the text you type are obscured before anything leaves your browser. Separately, when you actually submit a form, the details you entered — your name, contact details, answers and message — are sent to Karbon so our team can follow up from one place. Those details are never passed to Google or Meta. None of it — no script, no cookie, no pixel, no replay, no submission — loads or is sent until you accept. If you decline or simply never answer, none of it runs and the site works exactly the same.

Beyond those providers, we share information only when:

  • You ask us to — for example when we introduce you to a lender, title company, inspector, contractor or co-operating brokerage on your transaction.
  • The law requires it, or it is needed to respond to a subpoena, court order or lawful request from a government authority.
  • It is necessary to establish, exercise or defend a legal claim, or to protect the rights and safety of people or property.
  • Our business is sold or merged, in which case the buyer takes on this policy for information transferred with it.

We do not sell your personal information, and we do not share it for cross-context behavioural advertising or targeted advertising. We have not done so in the twelve months before the date of this policy. We do not accept payment from anyone for access to the information you give us here.

6. Cookies, analytics and advertising

Nothing that is not strictly necessary runs before you agree to it. If you decline, no analytics script, advertising pixel or session replay loads at all, and nothing follows you around after you leave.

Accepting and declining are offered as equally weighted choices, and you can change your mind at any time from the privacy link in the corner of any page. We also honour Global Privacy Control and Do Not Track: if your browser sends either signal we treat it as a decision already made, and never ask.

Some browsers send a Global Privacy Control signal. We treat that signal as a valid instruction not to sell or share your information — which, today, matches what we already do.

7. How long we keep it

  • Requests that do not become a client relationship: we keep them for up to three years from your last contact with us, then delete them.
  • Records connected to a transaction: Florida rules require a real estate brokerage to keep transaction records for at least five years, and we keep them for that period.
  • Proof of consent to call or text: kept for at least five years after the consent is withdrawn or expires, because that is the window in which a telephone consumer claim can be brought.
  • Internal alert emails: kept in our mailbox under our ordinary email retention, and deleted with the underlying record on request where no legal hold applies.
  • Email list subscriptions: kept while you are subscribed. When you unsubscribe we keep your address and the record of the opt-in and the opt-out for two years, so we can prove we had permission and so we do not add you back by accident.
  • Rate-limiting data: held in server memory only and discarded within minutes. Hosting request logs follow our provider's standard retention.

8. How we protect it

  • Everything travels over HTTPS, and our database and email providers encrypt data in transit and at rest.
  • The leads table has row level security switched on with no public policies. Our public website key cannot read or write a single row. Only our server, using a secret key that never reaches your browser, can insert a request, and only our own staff can read one.
  • Access to that data is limited to the people at NewLevel who need it to answer you.
  • Our forms are rate-limited and screened for automated submissions.
  • No system is perfectly secure. We cannot guarantee absolute security, and information you send us over the internet travels at your own risk. If a breach affects your information, we will notify you and the authorities as Florida and federal law require.

9. Your choices and rights

Wherever you live, you can ask us to:

  • Tell you what we hold about you, and give you a copy.
  • Correct anything that is wrong.
  • Delete what we hold, subject to the record-keeping obligations described above.
  • Stop contacting you — by phone, by text, by email, or altogether. Every marketing email we send carries a one-click unsubscribe link, and you can reply STOP to any text.

To exercise any of these, use the contact form at https://newlevelinvestment.com/#lead. We will confirm we received your request, verify it is really you — usually by replying to the email address or phone number already in our records — and answer within 45 days, or tell you why we need longer. We do not charge for this, and we will not treat you differently for asking.

If you tell us to stop contacting you, we keep the minimum record needed to honour that request. Removing you from our list requires us to remember that you asked.

10. State privacy rights

We are based in Florida and serve Miami-Dade and Broward counties, but people reach us from across the United States. Several states give their residents specific privacy rights, and we extend the same set to everyone rather than sorting you by ZIP code.

If you are a California resident, the CCPA as amended by the CPRA gives you the right to:

  • Know the categories and specific pieces of personal information we have collected, where it came from, why we collected it and who we disclosed it to.
  • Delete personal information we collected from you, subject to legal exceptions such as brokerage record-keeping.
  • Correct inaccurate personal information.
  • Opt out of the sale or sharing of personal information — we do neither, so there is nothing to opt out of, and we honour Global Privacy Control signals regardless.
  • Limit the use of sensitive personal information — we do not collect the categories the law treats as sensitive.
  • Be free from discrimination for exercising any of these rights. We do not offer financial incentives for your data.

In the twelve months before the date at the top of this page, we collected the categories described in section 2 — identifiers, contact information, commercial information about the property you are interested in, and internet activity limited to the page and campaign you arrived from — for the purposes in section 3, and disclosed them for a business purpose only to the service providers in section 5. You may use an authorised agent to make a request; we will ask for proof of their authority.

If you are a resident of Florida, Colorado, Connecticut, Texas, Virginia or another state with a comprehensive privacy law, the same access, correction, deletion, portability and opt-out rights are available to you on request, together with the right to appeal a refusal. To appeal, reply to our decision and say you are appealing; we will review it and respond in writing. Florida residents may also raise concerns with the Florida Attorney General's office.

11. Children

This site is for adults doing business in real estate. It is not directed to children, and we do not knowingly collect personal information from anyone under 18, or knowingly sell or share the personal information of anyone under 16.

If you believe a child has given us information, use the contact form at https://newlevelinvestment.com/#lead and we will delete it.

12. How to ask us to delete your information

Send us a deletion request in any of these ways, and say which email address or phone number you used on the form:

We will confirm within 10 days, verify who you are, and delete what we can within 45 days. We will tell you plainly if any part of it has to stay — for example a closed transaction file we are required to keep — and for how long.

13. Changes to this policy

When this policy changes we update the effective date at the top and publish the new version here. If a change materially affects how we use information you have already given us, we will tell you directly before it takes effect.
