Most South Florida brokerages will happily list your house, help you buy one, or point you at a builder. Very few of them have stood at a county foreclosure auction and bid their own money. We have, for more than five years, in both Miami-Dade and Broward — and that changes what we can tell you about every other kind of deal too.
Buying at auction means committing to a house you were never allowed to walk through. You are pricing a roof from the street, a seawall from a satellite photo and a title from the public record. Do that for five years and you stop guessing about condition, and you stop being impressed by a number that looks cheap.
That is the same discipline we bring to a listing or a purchase. What a house is actually worth, what the repairs will actually cost, and which parts of the deal are not in your favour — said out loud, before you commit, rather than discovered afterwards.

What areas of South Florida do you cover?
Miami-Dade and Broward counties, and only those two. That includes Miami, Miami Beach, Coral Gables, Brickell, Doral, Hialeah, Kendall and Homestead in Miami-Dade, and Fort Lauderdale, Hollywood, Pompano Beach, Plantation, Davie, Weston, Coral Springs and Pembroke Pines in Broward. We would rather know two counties properly than claim the whole state.
Can a regular buyer really purchase a house at a foreclosure auction?
Yes, and most people do not realise it. County foreclosure sales are open to the public, not reserved for investors with a licence. What stops ordinary buyers is not eligibility, it is the process: you must register in advance, fund a deposit before the sale, bid against people who do this weekly, and pay a balance within a day of winning — on a house you were never allowed to enter.
Do you charge to help someone buy at auction?
Yes — a flat 5% of the purchase price. There is no buyer's commission paid by a seller at a foreclosure sale, so the fee is direct instead of buried in the price. What it buys is the homework: the title and lien position, what actually survives the sale, a maximum bid you can trust, and a real estimate of what the renovation will cost — which is the number that decides whether the property was ever a bargain. And someone who has stood in that auction before.
How is selling with you different from any other agent?
Mostly in the first conversation. You get a valuation with the reasoning attached, a straight read on what preparation is worth doing and what is not, and an honest answer about timing. If listing is not your best move right now, we will say that too.
Do you buy houses directly?
Ask us. Some sellers want speed and certainty more than the last few percent of price, and that is a legitimate trade. We will tell you what each route is worth so you can compare them side by side rather than being pushed toward one.
What does it cost to build a new home in South Florida?
Anywhere from about $200 to $1,000 per square foot, and the spread is the honest answer rather than a dodge. Where you land depends on what the area supports — building to $600 a foot on a street that resells at $350 is money you do not get back — and on what you choose to spend it on. Before any of that, the lot moves the number: flood zone, required elevation, hurricane-code requirements and whether you are inside a city or in unincorporated county territory all count before a single wall goes up. So we start with feasibility on your actual lot, then a real budget.
