How a build works
Six stages, one plan.

Land
Find and secure the right lot, or confirm the one you have is right for the project.

Feasibility
Zoning, setbacks, flood zone and required elevation, utilities, soil and a budget, so you know what's possible before you commit.

Design
Architect and engineers design the home around your brief, your budget and South Florida's codes.

Permits
Plans go through the city or county building department. It can take a while; we plan for it.

Build
Construction by licensed contractors, with regular progress updates and inspections at every stage.
6
Finish
Final inspections and certificate of occupancy, then you move in, sell or rent.

Miami-Dade and Broward sit in Florida's High-Velocity Hurricane Zone, with the strictest wind requirements in the state. Windows, doors and roofs need approved, impact-rated products.

FEMA flood maps and local rules set how high the finished floor must be. Elevation shapes the design, the foundation and the budget.

Zoning and setbacks
Every city sets its own rules on height, lot coverage and setbacks. They decide the size and shape of what you can build.

A high water table and limestone underfoot affect foundations, drainage and pools. Soil testing comes early.

How much does it cost to build a house in South Florida?
Roughly $200 to $1,000 per square foot. The spread is that wide because it covers everything from a straightforward spec build to a finish level that competes with anything on the water, and because size, the lot, flood elevation and foundation needs all move it. Where you should land is set by what the street actually resells for, not by what is possible. A feasibility study gives you a real budget for your specific lot before you commit to a design.
How long does a custom build take?
Design and permitting can take months before construction starts, and construction itself usually takes longer still. We give you a timeline for your project during feasibility and update it as we go.
Do I need to own a lot already?
No. We can help you find one that fits what you want to build, or evaluate a lot you're considering before you buy it.
What is the High-Velocity Hurricane Zone?
It's the part of the Florida Building Code that applies to Miami-Dade and Broward, with the state's strictest wind-resistance rules. It affects structure, roofing, windows and doors, and it's part of every budget we build.
Can I build on a lot in a flood zone?
Usually, yes, but the home has to meet the required flood elevation and local floodplain rules. That affects the design, the foundation, the cost and your insurance, so we check it first.
Can I invest in a build without living in the home?
