How much do I need for a down payment?
It depends on the loan. Some conventional loans allow as little as 3% down for eligible buyers, FHA loans 3.5%, and investment property usually needs more. Budget for closing costs and insurance on top. A lender can tell you exactly what you qualify for.
Do I pay for a buyer's agent?
Since August 2024, buyers sign a written agreement with their agent before touring homes, and it states how the agent is paid. Sometimes the seller contributes and sometimes the buyer pays; it's negotiable, and we'll explain the options before you sign anything.
What should I know before buying a condo in Florida?
Ask for the association's budget, reserves, recent milestone inspection and structural reserve study, and any planned special assessments. Florida's 2022 condo laws made these much more important, and they affect both cost and whether your lender will finance the building.
How much is homeowners insurance in South Florida?
It varies a lot with the home's age, roof, construction, wind-mitigation features and flood zone. Get quotes during your inspection period, not after. A newer roof and hurricane-rated windows and doors can make a real difference.
Do I need flood insurance?
If the home is in a high-risk flood zone and you have a federally backed mortgage, your lender will require it. Many buyers outside those zones carry it anyway. We'll check the flood zone before you make an offer.
Will my property taxes be the same as the seller's?
Usually not. Florida reassesses property after a sale, and the seller's capped taxes don't transfer to you. If it's your primary home, apply for the homestead exemption by March 1 of the following year.
